Huffman Developments offers all the services you need to build a true custom office building without all the headaches of doing it yourself. The unique "Concept to Completion" process of building makes Huffman Developments a one-stop-shop for the office condominium buyer. A letter of intent outlines the number of square feet and an expected budget both for the shell of the building and for the finish out of the space. Once the letter of intent is executed, space design and pricing of interior finishes begins. Each owner works closely with staff architects and interior designers to facilitate the completion of approved working drawings and the development of a final fixed price for that owner's space. During the design stage, the owner is responsible for securing a commitment for financing to ensure their ability to close on the sale.
During the course of construction, changes initiated by the owner are handled through a change order process that either increases or reduces the purchase price for that space. Once the construction is complete, the owner closes on a permanent loan and takes possession of their "unit" through a condominium format. Each "unit" consists of the interior portion of the owner's space, and an undivided interest in their proportionate share of the land, exterior building features, and parking.
Ownership is transferred "fee simple" and you can sell, trade, mortgage or keep it like any other real eastate investment.
